My wife and I started getting into real estate back in 2020. We purchased three houses sight unseen but did have the power of technology to help us make a “better” decision. Because our properties are out of state we rely on tech to help us manage many of the aspects that many landlords loose sleep (and hair) when trying to get tenants into the home. While tech is a great tool, we also rely on human interaction for some of the needs of homeownership/landlordship. Tech is definitely the easier thing to manage!
Once we have a home ready to rent, We use RentRedi from application, background check, electronic lease signing, rent collection, maintenance requests to advertising on Zillow, Truilia, Realtor websites. They even report on time rent payments which will boost the tenants credit score. As a bonus, they’ll get the 6-month plan for only $1!

In addition to having long-term tenants, we also have one property that we cater to short and medium term stays. This house is mostly booked via AirBnB, VRBO and Booking.com and the majority of these guests are “in-town” for work. Because their stays may vary from a week to three months, we do offer discounts for various stay lengths and because these short term sites have independent calendars, we need to make sure we are not double booking. Our solution to this (as well as controlling pricing) is by using Guesty. We have been using Guesty since 2024 and my nightmares of double booking from the various calendars has been eliminated.
